Getting someone to buy your house in a bad economy
Deciding that you want to sell your house in this market was certainly not a easy decision. I am sure that the fact that houses have been sitting for months on the market before they ever get a contract let alone a good contract concerns you. You need to be competitive with everyone else on the market so get started now. There are some things you can do to get your house sold faster and in some cases you can get it to move within 2 weeks.
You need to find out what types of houses are selling and what type of finishes they are in. Typically in a bad economy, the only houses selling are the ones that are in perfect condition. Go to some open houses and look at prices and what condition the house is in. If you are realizing that your house is out dated won’t fetch top dollar then you need to start updating. If you cannot afford to update then you should begin to look at other options that we will talk about later in the article.
Simple fix ups can go a long way. People don’t realize what afresh coat of paint can do. If your going to paint then don’t go painting your house pink. Use earth tone colors on the walls and stay away from bright offensive colors. Clean your house and replace any worn out carpet. Keeping your house uncluttered will help create a spacious and open interior for people to move around. Cluttered house have a hard time selling. Keep the family photos in a box. Potential buyers don’t want to see your pictures, They would much rather picture their pictures in your house.
So you cannot even afford a can of paint. Ok, well you need to start discounting the price. Investors will buy houses that need to be fixed up but they certainly will not pay top dollar. They love fixing up houses because that is how they make money. If the deal is not right then they will just walk away. It is what they do and they have little time to waste. If you have no time to waste then you need to talk to a person called a wholesaler. A wholesaler is someone who knows all the investors who pay cash in your town and can sell your house fast.
When you sell your house to a wholesaler, you are selling to them at a discount and losing your equity but you can get it back if you go with the correct wholesaler. A good wholesaler will be able to sell you another property with lots of equity when you get back on your feet financially. This is what I do, I am a wholesaler and work with home owners everyday. Its a good feeling to get them out from under a problem house and resell them a house with a good amount of equity when they get stabilized again.
